Tax preparation and planning for Kingsbridge

The return runs on a Schedule C and a Schedule E together, and the useful planning is in how the building is held rather than in what was spent on it.

Depreciation already taken, repairs treated as improvements, and passive activity limits all follow from decisions made years earlier, which is why we start with the prior returns rather than with this year.

Local tax

Storefronts, landlords, and a construction project worth watching

This is a corridor of small, independent, mostly unincorporated businesses, which puts the Unincorporated Business Tax front and center: 4% above a $95,000 gross income threshold, with the credit removing the tax entirely at $3,400 or less. Most businesses on this stretch of Broadway sit under that, which is worth confirming rather than worrying about.

It is also an apartment neighborhood, so small landlords and building management are a steady part of the work. They are exempt from UBT under the real property exclusion, while the storefront next door is not.

The Kingsbridge Armory is the thing to watch. The City Council approved its redevelopment on 30 October 2025, backed by $216 million of city, state and federal investment, with phase one covering venue, cultural and commercial space and a second phase of around 500 permanently affordable rental units. Groundbreaking was expected in 2026. For contractors and for anyone thinking about taking commercial space nearby, it is worth confirming the current status before making decisions on it.

New York City resident income tax applies, and MCTMT Zone 1 at 0.60%.

How it works

How tax preparation and planning runs

Four stages. Most of the value sits in the first two, before anything is filed.

  1. Read the last few returns

Prior returns show the missed elections, the defensive positions and whether the entity still fits.

  2. Confirm the records

A return is only as good as the trial balance sitting behind it.

  3. Plan before year end

Entity, compensation, retirement and timing decisions, while they can still change the number.

  4. File and stay reachable

Returns prepared and filed, and someone who answers in August when a notice turns up.

Questions

Frequently asked questions

I own a small building here. Do I owe the Unincorporated Business Tax?

No. Holding, leasing or managing real property for rental income is specifically excluded from UBT. The rental income is still reported on Schedule E federally and for the state.

Is the Armory project actually happening?

The City Council approved it on 30 October 2025 with funding committed, and groundbreaking was expected in 2026. Large projects slip, so if you are making a business decision on the back of it, check the current position with the Economic Development Corporation rather than relying on a page like this one.

My business is tiny. Do I still need to file city business tax?

Only once gross business income passes $95,000. Below that there is no UBT filing requirement. Above it, there usually is, even when the tax itself comes to nothing.

When is the right time to switch accountants?

Any time other than April. Moving mid-year gives us room to fix the books and act on what we find before the year closes. Moving in filing season means we file what already happened and start planning for next year.

Can you file returns for previous years I missed?

Yes. Prior-year and delinquent returns are routine. Filing voluntarily before the IRS contacts you nearly always produces a better outcome than waiting, both on penalties and on what options remain open.

Do you handle crypto?

Yes, including exchange activity, staking and the reporting that follows. Bring whatever transaction history you can export. Reconstructing it later costs more than keeping it as you go.

I live outside New York City but work in Manhattan. What do I owe the city?

As a nonresident, no New York City resident income tax. The nonresident earnings tax was repealed in 1999 and the partial version was struck down in 2000. But if you carry on an unincorporated business within the city, the Unincorporated Business Tax can still apply regardless of where you live. Westchester residents with city clients are the usual case.

Do you do foreign income and FBAR?

Yes. Foreign income, international reporting and FBAR filings for foreign accounts. The penalties for missing an FBAR are disproportionate to the effort of filing one, so it is worth checking even if you think you are under the threshold.
