Service areas
Areas we serve across New York
The rules change more than you would expect across thirty miles. Each of these has its own page with what actually applies there.
Why we split them up
Why each area has its own page
These are not fourteen versions of the same page. The rules genuinely differ, and the differences cost real money.
A sole proprietor in Borough Park may owe the New York City Unincorporated Business Tax at 4% once gross business income passes $95,000, though a credit eliminates it entirely at $3,400 or less. Four miles north in Yonkers, there is no city tax at all but a Yonkers resident surcharge of 16.75% of net state tax instead. Four miles further, Scarsdale has no local income tax of any kind.
Out east, the questions change completely. The Peconic Bay transfer tax runs at 2.5% with a $400,000 allowance on improved residential property, but only where the consideration is $2,000,000 or less. Above that the allowance disappears entirely. And whether you can let your house for a week depends on whether it sits in a town or a village, because four separate rulebooks apply across the five East End areas we cover.
One change applies everywhere: the Metropolitan Commuter Transportation Mobility Tax threshold for the self employed rises from $50,000 for tax years 2025 and earlier to $150,000 for 2026 onward. A lot of people leave that tax this year without noticing.
